I Am a "Niche of One"

I am a “niche of one” when it comes to the house flipping and rehab industry…specifically when it comes to offering interior design and construction management services to real estate investors, real estate agents and developers. I saw a problem in the industry and decided to solve it.


How many interior designers, construction companies or construction trades have you worked with over the years that have been 100% transparent with everything from the start to finish? Few! I know this because I have experienced this myself. Unfortunately, this is common.


After spending a few years researching how construction companies and interior design firms operate and determine their fees, I have found that it tends to be a huge gray area, can be a bit of a mystery and sometimes even sketchy. How do they determine their markups and what percentage are they pocketing for themselves? How many trades are they subbing out when they tell you their crews are on payroll? What tasks are included and not included in hiring them? Did you award them the contract then suddenly, they bombarded you with change orders you cannot afford? This happens all of the time…especially to those that are not familiar with both industries. You are being taken advantage of and manipulated.

I have always been upfront and 100% transparent about everything as a whole. This is my strength. So, I decided to create bundles package deals and solid systems specifically focusing on flips and rehabs so real estate investors, agents and developers could continue to invest without dealing with the stress. I personally do not like surprises when it comes to a planned budget for a flip or rehab project and why my services, tasks and fees are as clear as crystal. My bundle packages deals start at a specific fixed fee and additional fee are clear so cost projections when it comes to interior design and/or construction management services are always solid and will not change. These are why I am a “niche of one.”
