We’ve developed over a dozen unique project delivery methods — designed in-house at ROHAB — all available under our Bundle Package Deals (found under the PACKAGES tab in the main menu). Construction management services are offered for projects within a 60-mile radius of Huntsville, Alabama, so we can visit the jobsite in person when needed.

The effort you put into planning before your project begins can determine its success — or its failure. Pre-construction can take anywhere from 1 to 8 weeks, depending on the scope, complexity, and budget.

At ROHAB, we use our design and construction expertise to build a clear strategy around your goals, timeline, priorities, and budget. Every component is carefully evaluated, because the details matter — and they’re all connected.

We view planning and pre-construction as a value-added service — not just because of the time it takes, but because it saves time, money, and frustration later. Our process is thorough. We account for every task and cost up front, so you’re not left with surprises or costly change orders down the line.

Property Walk-Through & Condition Review

PROPERTY WALK-THROUGH & CONDITION REVIEW

We conduct a general property inspection with your contractor or representative present. This includes assessing both interior and exterior conditions — such as landscaping, hardscaping, siding, windows, doors, roofing, fireplaces, interior finishes, plumbing, electrical, HVAC, cabinetry, and built-ins.

​

The purpose of this inspection is to help identify what’s in good condition, what needs repair or replacement, and to help define your preliminary budget and scope of work.

​

Some common issues we may flag include: irrigation or drainage problems, foundation damage, roof or ceiling leaks, outdated plumbing or electrical systems, dry rot, mold, pests, termites, and illegal additions or conversions.

​

If deeper issues are found — like foundation damage — we’ll recommend bringing in the appropriate expert for a more detailed report. This service is often used for flips and rehabs, and it’s a valuable way to reduce risk before moving forward.

Specialty Inspections & Due Diligence Reporting

SPECIALTY INSPECTIONS & DUE DILIGENCE REPORTING

We coordinate specialty inspections with licensed industry experts — including foundation specialists, structural engineers, chimney/fireplace pros, asbestos inspectors, pest control, and more — to give you a detailed picture of your property’s condition.

​

We’ll work alongside your general contractor or representative, and you’ll receive written reports from each expert outlining their findings. In some cases, they may also provide general cost estimates on the spot.

​

This service is ideal for identifying major issues early and understanding how they affect your budget. Once you have the inspection data, you can compare your preliminary budget against actual costs and decide whether to revise your scope of work.

​

A representative must be on-site during the inspection.

DEVELOPING A RELIABLE PROJECT BUDGET 

To develop a feasible, reliable budget that aligns with your vision, we assess all project variables, determine applicable costs, review the scope of work, and make adjustments as needed.

​

We help you build a preliminary baseline budget so that cost projections are as accurate as possible — giving you a clear framework to compare against actual bid proposals once they come in.

CONSTRUCTABILITY & DESIGN REVIEW

We collaborate with your architects and engineers to ensure that all design concepts, materials, details, and specifications are accurately reflected in the plans — before they’re submitted to agencies or shared with bidders.

By reviewing all design documents upfront, we help identify inconsistencies, resolve potential obstacles, and eliminate errors that can cause delays or cost overruns. We clarify and verify project details so that bidders receive complete, accurate information — saving valuable time and reducing risk.

SCOPE OF WORK COLLABORATION

A scope of work is a detailed, line-itemized breakdown of all tasks required to complete your project — from start to finish. It defines what needs to be done, who’s responsible, and sets expectations for bidding, scheduling, and budgeting.

At ROHAB, we prepare a comprehensive scope of work based on the preliminary information you provide. A representative must be present for an on-site walkthrough so we can complete it together accurately.

​

We require a scope of work form for all projects — whether you use our version or your own. If you have your own form, please email it to us in advance. If you'd like to use ours, our Multi-Purpose Forms are available in the Digital Store. These were carefully crafted to ensure all bidders receive the same clear information — so you can make fast, fair, apples-to-apples bid comparisons.

MANAGING BID PROCUREMENTS

We procure bid proposals from general contractors based on the finalized scope of work. We compare their line items to your baseline budget and assess whether pricing aligns with current market rates in your project’s location.

​

We evaluate each bid thoroughly and advise you on potential budget impacts or necessary cost adjustments. If pricing is off, we may recommend value engineering to bring costs back in line. If the bids are solid, we’re happy to recommend the contractor we believe is the best fit for your project.

​

A representative must be present on-site to meet with contractors or subcontractors and participate in the walkthrough.

VALUE ENGINEERING

Once all costs are determined, we assess whether your project is aligned with your target budget. If costs come in higher than expected, we’ll re-evaluate the scope of work, pricing, processes, and materials — and identify alternative solutions that reduce expenses without compromising your vision.

Cost-effective adjustments may include refining the scope, modifying design concepts, or selecting more budget-friendly material options — all while maintaining the look, function, and impact you want.

PROJECT SCHEDULING & TIMELINE PLANNING

We collaborate with your construction manager, project manager, and/or general contractor to create a preliminary baseline schedule that identifies all activities required to complete your project.

​

The schedule outlines the sequence of tasks, their duration, key milestones, critical path, and material delivery deadlines — all tailored to your overall project timeline.

​

Once your final scope and budget are confirmed, we’ll assist in developing a master project schedule that guides the entire build from start to finish.
