CONSTRUCTION MANAGEMENT DELIVERY METHODS

At ROHAB we offer construction project management delivery methods that are designed to meet your specific needs; be it general or more detailed. A project delivery method is a configuration of roles, relationships, responsibilities, and sequences of a project. Some key considerations to help you determine which option is best for you are based on several factors: contracting strategy, project goals, project complexity, budget, cash flow, risk assessment, project team composition, schedule, design factors, our involvement and your level of experience.
At ROHAB we offer over a dozen unique construction project management delivery methods that were designed and created by us which are located under Bundle Package Deals. We only offer construction management services for projects that are within a 60-mile radius from Huntsville, Alabama so we can visit the jobsite in-person if needed. HOW WE SAVE YOU TIME & MONEY ON YOUR PROJECT

The amount of effort put into planning your project before it begins may determine its success or failure. Planning and pre-construction can take anywhere from 1 to 8 weeks depending on the scope of work, the complexity of the project and the budget. We use our expertise in interior design and construction to create a solid strategy to meet your vision, mission, priorities, budgetary objectives and time frame since several components and variables are intertwined. At ROHAB we deem pre-construction a "value-added" service since it requires a tremendous amount of time and attention and because we nail down every fine detail for your project so you have an accurate accounting of tasks and costs required to complete it. We leave no stone unturned in other words. We like to paint a clear picture upfront so you have a defined path and know what to expect on your project so there are no major surprises down the line which could really impact your project if not addressed. Our main goal is to to save you time and money so you don't end up with costly change orders, to execute your vision and to make sure your project runs smoothly.

OUR PRE-CONSTRUCTION OPTIONS
GENERAL PROPERTY CONDITION INSPECTION
We conduct a general property inspection of your property with your general contractor or representative. We assess the interior and exterior condition of your property to include landscape, hardscape, siding, windows, doors, roof, fireplace/chimney, interior walls, floors, plumbing, electrical, HVAC, cabinetry, built-ins and finish materials. The purpose of the inspection is to note what is in fair or good condition, what may need to be fixed or replaced, to help you figure out your preliminary budget and scope of work. Some common issues we may find include: irrigation problems, foundation problems, old plumbing and deteriorated pipes, dated electrical panels, roof leaks, ceiling leaks, dry rot, mold, pests, termites, illegal additions, illegal conversions, etc. This option is regularly used for flips and rehabs and allows us to investigate further if needed. For instance, if the foundation is shot we would recommend having a foundation expert do a thorough inspection and provide a report. You will need to have a representative present on-site so we can inspect the property.
SPECIALTY PROPERTY CONDITION INSPECTION | DUE DILIGENCE INSPECTION
If you are looking for a detailed property inspection with specific industry experts (foundation expert, fireplace/chimney, asbestos, termites, structural engineer, architect, etc.), this is another option we offer. We will work with your general contractor or representative to assess and inspect your property. The experts will provide you with a report of their findings and may have a general estimate upon inspection completion. This is great because you can determine what needs to be fixed, you have a realistic idea of costs to fix the problem and you can see how these costs can impact your budget. Once you have this information you can compare your preliminary budget against the real costs to see if you need to adjust your budget or change the scope of work. You will need to have a representative that is present on-site for the inspection
PROJECT BUDGET DEVELOPMENT
In order to arrive at a feasible budget that works with your vision, we will assess all project variables, determine applicable costs, review scope of work and make adjustments if needed. We will help you prepare a preliminary baseline budget so our cost projections are reliable and close to accurate . This is important because it is a good way to compare against bid proposals once received.
CONSTRUCTABILITY & DESIGN REVIEW
We collaborate with your architects and engineers to make sure all design concepts, details, proposed materials and specifications are reflected accurately in the plans before sending them to the regulating agency and bidders. By reviewing all design documents, identifying obstacles and fixing mistakes in advance, we can help prevent errors, delays and costly overruns. We clarify and verify all project details and make sure they are consistent so bidders have accurate information and valuable time isn't wasted.
SCOPE OF WORK PREPARATION
We will put together a comprehensive line-itemized breakdown of all tasks required in order to procure bids for your project based on the preliminary information you provide us. We require a scope of work form for all projects we do whether you use ours or your own. You will need to have a representative present on-site so we can do a walkthrough and fill out the form together. If you choose to use your own form, please be sure to email it to us before our walk. BID PROCUREMENTS
We procure bid proposals from general contractors based on the confirmed scope of work. We compare your preliminary baseline budget to their bid proposals and determine if their line items based on the demographic location are current and/or accurate. We then evaluate the bid proposals and will advise you if there are budget impacts or if cost adjustments are needed. If no further adjustments are needed, we are more than happy to recommend who we think would be perfect for the job. If adjustments are needed, value engineering may be needed. You will need to have a representative that is present on-site to meet general contractors and/or subcontractors and so we can do a walkthrough.
VALUE ENGINEERING
Once all costs are determined we assess if we are on target with your budget. If the costs are more than you want to spend we re-evaluate the scope of work and associated costs, processes and methods and figure out alternative solutions without compromising your vision. Some cost-effective solutions may be adjusting the scope of work, design concepts and/or material options.
SCHEDULE DEVELOPMENT
Collaborate with your construction manager, project manager and/or general contractor to create a preliminary baseline schedule to identify all of the activities required to complete your project. The schedule will show the sequence of building activities, the order in which they must occur, the timeframe needed to complete the activity, required delivery dates in order to meet your project deadline, key milestones and critical path methods. Once the final budget and scope is determined, we will assist you in creating a project master schedule that will be used for your project.
